🔹 When is rent due?

Rent is due on the 1st day of each month. Payment options include pre-authorized debit, e-transfer, online banking, and cheques payable to Brookside Realty.

🔹 How do I request maintenance or repairs?

Submit non-urgent requests through your dedicated property manager or our Maintenance Request Form through Buildium Tenant login. For emergencies like flooding or heating failure, call 604-250-7755 immediately.

🔹 Am I responsible for minor repairs?

Tenants are responsible for everyday minor maintenance like light bulbs and batteries. Major repairs should be reported to our team.

🔹 Can the landlord or property manager enter my unit?

Yes, with proper notice. We must provide at least 24 hours written notice except in emergencies.

🔹 How much notice do I need to give if I want to move out?

For a month-to-month tenancy, you must give at least one full month's written notice, and it must be received no later than the day before your rent is due. The move-out date is the end of a rental period. Example: if rent is due on the 1st and you want to move out June 30, your written notice must be received by May 31. Notice must be in writing (a signed, dated letter or RTB Form 33) — not by text or social media.

🔹 What happens to my security deposit?

Once your tenancy ends and you provide your forwarding address in writing, we return your deposit (plus any applicable interest) within 15 days — unless you agree in writing to deductions, or we apply to the Residential Tenancy Branch for dispute resolution. A move-in and move-out condition inspection helps determine any deductions for damage beyond normal wear and tear.

🔹 Can I have a pet in my rental unit?

Pet policies vary. If permitted, a pet deposit (half a month’s rent) is required. Check your lease agreement or ask us first.

🔹 How can I update my contact information?
